MyNewHomeHub is a UK platform that connects new-build homeowners with local finishing trades. We operate the website at mynewhomehub.co.uk. When we say "we", "us", or "our" in this policy, we mean MyNewHomeHub.

What data we collect

We collect the following information when you use our platform:

• Homeowners: Name, email address, phone number (optional), postcode, development name, job description, and any photos you upload.
• Trades: Business name, contact name, email, phone number, postcode, website, service areas, and business description.
• Email subscribers: Email address and development name (if provided).
• All visitors: Basic analytics data including pages visited, device type, and approximate location (via Vercel Analytics). With your consent, we also collect anonymised session-replay data via Microsoft Clarity to understand how people use the site so we can improve it — all form fields, names, emails, phone numbers and messages are masked at source and never recorded. We do not use advertising cookies or track you across other websites.

How we use your data

• To match homeowners with suitable local trades based on location, job category, and service area.
• To send job notifications and quotes via email (using Resend) and SMS (using Twilio).
• To send your finishing checklist if you signed up for one.
• To improve the platform using anonymous analytics (Vercel Analytics).
• To contact you about your account or jobs you have posted.

We never sell your data to third parties. We never share your contact details with anyone other than trades you are matched with.

Third-party services

We use the following services to operate the platform:

• Twilio — for sending and receiving SMS messages. Your phone number is shared with Twilio when we send you a text.
• Resend — for sending emails. Your email address is shared with Resend when we send you an email.
• Vercel Analytics — for anonymous website usage statistics. No personal data is collected by Vercel Analytics.
• Microsoft Clarity — for anonymised session-replay and heatmap analytics, loaded only after you accept analytics cookies. All form inputs (names, emails, phone numbers, postcodes, addresses, messages) are masked at source and never recorded. You can change your consent at any time via the "Cookie Settings" link in the footer.
• Cloudinary — for storing images you upload (room photos, job photos, trade portfolio images).

Cookies

We use minimal cookies. We do not use advertising cookies or retargeting, and we do not sell or share your data with advertisers. The cookies and similar technologies we use are:

• Authentication cookies — to keep you logged in to your account.
• Necessary analytics — Vercel Analytics collects anonymous page view data. No personal information is stored in cookies.
• Optional analytics — Microsoft Clarity records anonymised session replays (mouse movement, clicks, scrolls) and heatmaps so we can improve the site. This only loads after you click "Accept analytics" on the cookie banner. All form fields and message text are masked at source — Clarity never sees your name, email, phone, address, postcode, password or any message content. You can withdraw consent at any time via the "Cookie Settings" link in the footer.

How long we keep your data

We keep your account data for as long as your account is active. Job postings and messages are kept for 12 months after the job is completed or cancelled. You can request deletion at any time.

Your rights (GDPR)

Under UK GDPR, you have the right to:

• Access the personal data we hold about you.
• Request correction of inaccurate data.
• Request deletion of your data.
• Object to processing of your data.
• Request a copy of your data in a portable format.
