Uppingham is a handsome stone-built market town with a genuine independent streak — bookshops, delis, galleries and a Friday market around the square, plus pubs and restaurants including The Falcon and the well-regarded Lake Isle. A Co-op covers day-to-day shopping, with larger Waitrose and Tesco stores in nearby Oakham and Market Harborough. Schooling is a real draw: Uppingham School is one of the country's best-known independents, alongside Leighfield Primary Academy and Uppingham Community College, with Oakham's schools a short drive away. For commuters, the A47 and A6003 connect to Leicester, Peterborough and Corby, where fast trains reach London St Pancras in around an hour; Oakham station serves Leicester, Peterborough and Birmingham. Rutland Water is minutes away for cycling, sailing and long weekend walks, and Stamford is close by for a bigger day out.
