Lancing sits in that rare spot where the South Downs come almost down to the sea. The beach is around a mile from the development, a broad shingle and sand stretch that empties out beautifully in winter, and just along the shore Widewater Lagoon draws birdwatchers to its brackish strip of water between road and beach. Inland, the South Downs National Park begins within minutes, with Cissbury Ring's Iron Age earthworks and the open ridges above Devil's Dyke within an easy drive. The village centre keeps a proper working high street of independent cafes, a few decent pubs and everyday shops, while neighbouring Shoreham-by-Sea adds a houseboat-lined stretch of the River Adur and a lively arts scene. The A27 runs just north of the development for Brighton and Worthing, with the A259 hugging the coast. The 52-acre country park beside the homes means dog walks and buggy-friendly loops start at your own front gate.
