Why builder fittings are always disappointing

Developers spend thousands on kitchens and bathrooms because those sell homes. Lighting? They spend the absolute minimum. You'll typically get a basic pendant holder with a white plastic shade — or sometimes just a bare bulb holder. It's the first thing most buyers change, and for good reason.

The ceiling rose and wiring in your new build are perfectly good — you just need to swap the fitting for something with personality. And because new builds have clean, white ceilings with a single central point per room, choosing a statement light is actually easier than in an older home.

2026 trends

Brushed brass and warm gold — the chrome era is firmly over. In 2026, it's all about warm metals. Brushed brass, antique gold, and champagne finishes bring warmth to the clean white walls of a new build. They work in every room from kitchen to bedroom.

Sculptural and organic shapes — think asymmetric clusters, intertwined arms, and nature-inspired forms. A sculptural pendant over a dining table is the 2026 equivalent of a statement wall — it anchors the room and gives it character.

Oversized shades — bigger is better. A single large dome or sphere pendant (40-60cm diameter) creates a bold focal point without being fussy. Particularly effective in living rooms and over kitchen islands.

Warm amber tones — paired with warm white LED bulbs (2700K), the trend is towards cosy, amber-tinted light rather than the cold white that dominated a few years ago.

Room by room guide

Kitchen: If you have an island or breakfast bar, 2-3 matching pendants hung at varying heights is the classic new build upgrade. Choose glass or metal shades that let light through — you need to see what you're cooking. Budget: £30-£80 each. Premium: £100-£250 each.

Living room: This is where you make a statement. A large pendant or a multi-arm chandelier in brushed brass. If the room is open-plan, coordinate with your kitchen pendants — same finish, different style. Budget: £50-£120. Premium: £200-£500+.

Bedroom: Soft, ambient, warm. A fabric drum shade or a frosted glass pendant that diffuses light gently. Nothing too bright or directional — bedrooms need atmosphere, not task lighting. Budget: £20-£50. Premium: £80-£200.

Hallway: First impression territory. A striking pendant that makes people look up when they walk in.
